Making an Application

It’s easy to make an application to us

There are two ways to make an application – either online or through the post, both routes cost the same.

Full Plans

This type of application requires detailed drawings to be submitted. Once we’ve checked the plans, we will issue a decision notice. We check all applications within two weeks.

Building Notice

This type of application cannot be used for commercial developments and should only be used by experienced professionals who are clear about the requirements of the legislation.

Basic information is provided at the start of the project, but we may ask for more details and information as work progresses. The disadvantage of this route is that we may ask for things you hadn’t expected or budgeted for.

Plan check

For Full Plans applications, the plans will be checked within two weeks and most applications are approved at this stage, subject to conditions where necessary. Where we don’t think it is safe to do this we will ask for further information or amendments. By law, we have to make a decision within eight weeks and we may have to reject plans where we haven’t received amendments within this time frame. However, re-submissions are dealt with free of charge.

Once you are ready to start work on the project, you will need to have various stages of construction inspected by us. Arrange inspections online, by telephone or post. We offer next (working) day inspections, when requested by 4pm Monday to Friday.

Completion Certificate

Once all stages have been inspected and meet Building Regulations, the project will be completed and we will issue the Completion Certificate. This is an important document which you will use to demonstrate to future purchasers, insurers, warranty providers, solicitors, etc that the work meets the legal requirements of the Building Regulations.
