If you do not have a Completion Certificate for building work on your property, it can affect your ability to sell it. It could also affect your insurance and may put you at risk of legal action. If you own a building, where work was carried out without a Building Regulations application, you can apply for a Regularisation Certificate.
Regularisation applications (applied to work carried out after 11 November 1985) can be a lengthy process, especially if extensive work is required to bring a building back up to standard. You will need to provide full details and plans, showing the work that was carried out, and pay the appropriate fee.
Once you have provided us with this information, you may need to open up and uncover the work, so that it can be inspected and checked by us. Provided that the work is satisfactory, we will issue you a Regularisation Certificate.
The relevant legislation is the Building Regulations and the Building Act 1984. This is not an application that can be used to apply for retrospective planning permission. You will need to contact your local council’s development control team for this service.
Action may be taken to ensure the removal or alteration of any building work that contravenes the legislation, regardless of how long ago the work was carried out.
